QUESTIONS ANSWERED...

How do I select a perfect swimming pool builder?

Answer...

Research… first you need to decide the type and size of the pool. Consider all the factors, shape, depth, and type of material you want used, what type of apron will be surrounding it as well as the mpney you want to spend. Then more Research to find the builders that specialize in your ideal pool. Then more Research…. Check out the BBB, see what they have to say, check the internet for company reviews and when you read the reviews, really READ them.

Try to envision what the customer that leaves a bad review says happened. Did it really go down the way they claim? Many times, with construction in general, and I'm sure it's no different with swimming pools, the customer requests various changes and alterations to the initial planned project, then later becomes disgruntled when the final bill comes do as if prices werent discussed. Understand that any change you make to the job after acceptance of the bid is subject to a charge even if it seemingly makes the job easier.

I cant speak for other contractors, but often if the change is requested before I get to that portion of the job and it makes little or no extra work to employ that change I wont charge for it. But, thats me, and I would be within my legal rights to charge extra as it is not what I bid for. This sometimes causes customers to become upset, and yes, even when the cost adjustment was discussed. Often times there are a number of changes made and prices discussed that when taken by themselves dont seem like much but when added together add up to substantial amounts creating “sticker shock” so to speak. And thus a “rant” for a review.

So now that you have researched your ass off to the point that a: you throw in the towel and move closer to the beach. Or B: You have committed so much time to it that to not build your pool would be a serious waste of time…. But wait it gets better, now you call several of the builders from the list you've compiled and invite them to come and look over the job and submit a bid. Understand, you do NOT have to go with the lowest bid.

You are not the government, so a lowest bid scenario doesn't apply. Go with your gut after speaking with several contractors. The one you feel.best about even with their bad reviews (and virtually everyone has got at least one regardless of it's deservedness) because repose is the grease that creates satisfaction.

How much do swimming pools cost?

Answer...

Several items to consider, this from a build in the San Francisco Bay Area:

    • Automatic pool cover: $11,000
      • Solar panels: 10,000 but the majority of systems are less than this. We chose SunEarth panels to ensure that the pool would remain warm during my daughter's birthday party in February. It's still in need of gas heat to heat it up to 80 F, but the panels take care of most of the job.
      • Extend gas line from meter to heater for pool $8,000
      • A new gas line has been installed from the the street to meters 12,000 dollars. When the pool heater fired we noticed that the gas stove inside the home would flicker. We had to raise the capacity of the meter. PG&E insists that the pipe needs to be more than what is required from the street. It was B.S. and the foreman of the crew who installed it agreed. There was a 60-foot straight run from the street, which supplies the gas at 60 PSI. The meter reduces that to around 15 psi absolute. The drop in pressure from the street was, in the best case, just a few psi. The upgrade cost a fortune. Along with that it was that they cut up the slab and needed to pour it again.

Here's the kicker. The typical pool for residential use will run the 1 Kilowatt pump for all day, every day for half of the day and four hours daily in the second half. It's about 6 hours every day, all year long and that's 2200 kWh per year. Because they are put in on top of the other electricity your home uses typically, it's in the highest price bracket. In our instance we're talking about $0.40/kWh... 875 dollars per year. Electricity costs tend to increase at a rate that is close to the discount rates. Therefore, when you think you're going to be running this account for 20 years, it's...

$17,000. It's the most expensive single item in the budget.

So make sure you spend $1300 on a super-efficient variable flow pump that will cut that power dissipation by a factor of three or more.

Tiles and coping come in an array of colors, designs and textures. You've probably picked them when you had been designing your pool. The decking can be hooked to the tile after installation. that is an crucial part of the design since it frames and enhances the pool. The materials can be concrete, brick or stone.

When the pool equipment has been installed on a concrete pad, it will be in operation. The pool will be protected with a strong waterproof finish that will seal the pool, and add completing elements.
